San Jose · Plumbing

Plumbing lead generation in San Jose.

Plumbing has the most valuable search intent of any trade I work with. Someone with water on the floor isn't comparison shopping — they're calling the first plumber who looks real. The whole game is being that name, and not paying for the hundred other searches that were never going to become a job.

How plumbing customers actually search

Plumbing searches split into two completely different populations, and treating them as one campaign is the most expensive mistake in the trade.

Emergency intent. "Burst pipe," "water heater leaking," "sewage backup," "emergency plumber near me." These convert at rates almost nothing else in advertising touches, because the customer has a flooding problem and a ticking clock. They will call within a minute of searching and they will hire whoever answers. Time of day matters enormously — the 11pm searches have almost no competition and enormous urgency.

Planned intent. "Repipe cost," "tankless water heater installation," "sewer lateral replacement." These take days or weeks, involve multiple quotes, and are worth several thousand dollars each. Completely different message, completely different landing page, completely different acceptable cost per lead.

Then there's the third population that eats budgets: people who are never going to hire you. "How to unclog a drain," "plumber salary," "plumbing apprenticeship San Jose," "why is my faucet dripping." San Jose generates enormous volume of this. In most plumbing accounts I audit, a meaningful chunk of spend is going to searches that had zero commercial intent.

What San Jose specifically brings

The largest search volume in the region and the most bidders. Clicks on emergency plumbing terms are among the most expensive in local advertising anywhere.

The housing stock works in your favor though. Big stretches of San Jose — Willow Glen, Rose Garden, the older east side neighborhoods — are mid-century homes now hitting the age where galvanized supply lines fail, sewer laterals crack, and original water heaters die. That's a steady pipeline of high-ticket work, and it's geographically concentrated enough to target.

LSA vs. Search Ads for plumbing

Local Services Ads owns the emergency half. Google Guaranteed badge, top of the page, call button, per-lead billing. For a customer standing in three inches of water, that position is the entire decision. Plumbing is also one of the categories where the badge does the most work, because letting a stranger into your house at 11pm is a trust decision.

Search Ads owns the planned half. Repipes, tankless conversions, sewer laterals, commercial work — these need specific keywords, specific pages, and copy that can talk about warranties and financing. LSA can't do any of that.

Run both, budgeted separately. Merging them means your $8,000 repipe campaign and your $250 drain clear campaign are competing for the same dollars under the same cost-per-lead target, and one of them is always being starved.

What a lead costs and what a job is worth

Plumbing tolerates a high cost per lead better than almost any trade, because the job values are high and the emergency close rate is exceptional. A $120 lead that closes at 60% into an average $900 job is excellent economics. The same $120 lead that closes at 20% into a $180 drain clear is a business that loses money on every campaign.

So the numbers I need from you: average ticket split by job type, close rate on emergency calls versus quotes, and how fast you actually answer the phone. That last one matters more in plumbing than in any other trade — speed to answer is worth more than any bid adjustment I can make. If calls go to voicemail after 6pm, the highest-intent, lowest-competition searches of the day are being paid for and thrown away.

The other San Jose-specific lever: day-parting. Overnight and weekend emergency searches have less competition and more urgency. Most plumbing accounts run a flat 24-hour budget and never exploit that.
